FORECLOSURE COUNSELING and MORTGAGE MITIGATION
Receiving an Act 91 Foreclosure Notice can be frightening and overwhelming and often, it can be hard to tell what to do next. As a We are also a PHFA certified Home Emergency Mortgage Assistance Program (HEMAP) site, we can help walk you through completing the required paperwork to quality for mortgage assistance. This process can help you to remain in your home and avoid foreclosure.
Additionally, our team are trained as PHFA Certified Mortgage Intervention Specialists and will work with you, one-on-one, as a homeowner to review your mortgage delinquency and potential foreclosure. We will explain the process step by step and target our approach to not only walking you through it, but negotiate with the lenders and provide you with one-on-one budget counseling.
HOMEBUYER and PRE-PURCHASE COUNSELING
Interested in buying your first home? Tired of renting? Our First Time Home Buyer workshops can prepare you with everything you need to know and accomplish before you take that step. This three-part workshop is held every month and is open to anyone interested in buying their first home. We’ll cover the basics of budgeting, how to read and improve your credit score, securing a mortgage and lenders and much, much more.
PREPARED RENTER EDUCATION PROGRAM (PREP)

Through the Self Determination Housing Project, we are trained and facilitate the Prepared Renter Education Program (PREP) to prepare potential and current renters with the tools they need to be successful renters.
CREDIT COUNSELING / FINANCIAL FITNESS / LENDING BASICS
Our Credit Repair Counseling is targeted for anyone who has attempted to purchase a home, but was rejected by a lending institution because of a low credit score or credit issues, or those who do not have a credit score high enough to quality for an affordable mortgage. This enhancement to the programming includes providing Credit Repair workshops to interested groups and individuals.
